Nearly three decades after Sally and Gillian Owens first brought the Owens family’s peculiar brand of witchcraft to the screen, Sandra Bullock and Nicole Kidman return in Practical Magic 2. Susanne Bier directs the sequel, which also brings back Dianne Wiest and Stockard Channing while introducing a younger Owens generation played by Joey King and Maisie Williams. The new story draws inspiration from Alice Hoffman’s The Book of Magic and once again puts the family’s long-running curse at the center of the drama.
Behind the scenes, however, one major part of the Practical Magic world has changed. The 1998 movie famously created its coastal atmosphere around Washington’s Whidbey Island, particularly Coupeville. Practical Magic 2 was instead filmed primarily in England, with Warner Bros. Studios Leavesden serving as its production headquarters and locations across London, Buckinghamshire, Essex and Wiltshire helping build the expanded world of the Owens family. Principal photography began on July 18, 2025 and wrapped on September 13.
Warner Bros. Studios Leavesden, Hertfordshire
Warner Bros. Studios Leavesden near Watford was the central production base for Practical Magic 2. The large Hertfordshire studio complex provided the stages needed for the movie’s interiors, supernatural material and more elaborate sets. Industry production reports confirmed the sequel was shooting on the Leavesden soundstages throughout the summer of 2025.
The biggest reason Leavesden matters to longtime fans is the Owens house. The original house seen in Practical Magic was not a permanent residence. It was constructed specifically for filming in Washington and later dismantled. For the sequel, production designer Tom Burton and his team recreated the famous Owens home, allowing the filmmakers to return to familiar rooms and architectural details without returning to the original Washington site.

Sandra Bullock later spoke about how emotional it was to see the house rebuilt, and footage shown ahead of the film’s release confirmed that the recognizable Victorian-style Owens residence remains central to the sequel. That means some of the locations viewers may assume are historic American interiors were actually carefully constructed sets inside Leavesden.

The Hamptons, Worcester Park
One of the most unusual outdoor locations was The Hamptons in Worcester Park, southwest London. The residential development already features American-influenced weatherboard houses, landscaped streets and architecture that can pass surprisingly well for an upscale New England community.
During filming in August 2025, production crews pushed that resemblance much further. Parts of the development were dressed with fake American storefronts, food stands, signs and vintage vehicles, effectively turning suburban Worcester Park into an American seaside town.
Sandra Bullock was photographed filming there as Sally Owens, while Dianne Wiest was also seen on location reprising her role as Aunt Jet. The production was particularly visible around The Hamptons Hall and Sherbrooke Way.

The choice is clever because Practical Magic has always depended heavily on its sense of place. Instead of shooting anonymous London streets and digitally replacing everything around them, the filmmakers found a British residential development that already possessed the visual bones of the fictional American community they needed.
Hambleden, Buckinghamshire
The picturesque village of Hambleden in Buckinghamshire became another Practical Magic 2 location in August 2025. Local reporting confirmed that Warner Bros. crews moved into the village for a concentrated day of filming before dismantling the temporary production setup.
Several recognizable parts of Hambleden were used, including the church and churchyard, the village butcher’s shop and a garage. The production also brought in period vehicles, including a burgundy Ford and a traditional single-decker bus, while drone cameras were used for wider shots.

Hambleden’s traditional brick and flint buildings make it a popular choice for productions needing an old-fashioned English village. Practical Magic 2 appears to use that character rather than trying to disguise every trace of Britain.
The churchyard is particularly interesting given that the first footage released from production showed Bullock and Kidman together among gravestones. However, the precise cemetery seen in that first-day clip has not been conclusively identified, so it would be premature to state that it was definitely Hambleden’s churchyard.
Epping Ongar Railway, Essex
A newly confirmed location is the Epping Ongar Railway in Essex. The heritage railway revealed its involvement in August 2026 and provided unusually specific information about what the production required.

The Practical Magic 2 location team initially contacted the railway while searching for a particular type of carriage. The filmmakers ultimately selected a 1960s British Rail Mark 1 coach, normally used on the heritage line.
Some railway filming took place on location in Essex, but the production went further. The selected carriage was physically transported from Epping Ongar Railway to Warner Bros. Studios Leavesden so additional scenes could be filmed under controlled studio conditions.
That makes the railway one of the best documented locations connected to the sequel. Viewers can even ride in the same heritage carriage used during production when it returns to service on the railway.
London
Practical Magic 2 also filmed more broadly around London, with Sandra Bullock and Dianne Wiest photographed working on location during August 2025. London therefore appears in official and industry filming records alongside Leavesden even though many individual scenes were kept relatively private during production.
More specific locations have become identifiable as trailers and promotional footage emerged. Redcross Way in Southwark has been matched to a street sequence involving Sally and Gillian. The narrow road sits south of the Thames near London Bridge and gives the movie a very different environment from the American-style neighborhood created in Worcester Park.
Another reported location is Royal Hospital Chelsea, where material involving Xolo Mariduena was filmed around the historic grounds. The hospital complex dates back to the 17th century and is known for its extensive courtyards and Christopher Wren architecture.
These London locations indicate that Practical Magic 2 expands considerably beyond the small-town setting that defined much of the first movie.
Old Wardour Castle, Wiltshire
The sequel also reaches one of England’s most distinctive ruins. Old Wardour Castle in Wiltshire has been identified in footage from Practical Magic 2, adding a genuinely medieval location to the Owens family’s story.
The unusual six-sided castle dates to the 14th century and was severely damaged during the English Civil War. Its partially ruined walls, towers and open interior now create exactly the sort of environment a supernatural family mystery can use without much artificial enhancement.

Old Wardour Castle has appeared on screen before, most notably in Robin Hood: Prince of Thieves. Its use in Practical Magic 2 fits with the sequel’s greater interest in the older history behind the Owens family’s powers and curse.
Did Practical Magic 2 Return to Coupeville?
The sequel did not recreate its main production around Coupeville, Washington, where much of the 1998 movie was filmed. Coupeville remains closely associated with Practical Magic, and the community still celebrates that connection, but the second film shifted production to Britain.
That makes the rebuilt Owens house even more important. The filmmakers needed to preserve one of the original movie’s strongest visual memories while placing the characters in a much broader story. Leavesden supplied the house, Worcester Park supplied an American-looking community, Hambleden offered traditional village architecture, Essex provided the railway, and locations in London and Wiltshire expanded the story into unmistakably British territory.
Practical Magic 2 therefore does not simply imitate the geography of the first movie. Its filming locations reflect a sequel that is digging further into the Owens family’s past. The old house remains familiar, but the world around it has become much larger.
